Clovelle of Woodlands review: what a 26,979.9 sq m, 560-home parcel does and does not tell a buyer
Clovelle of Woodlands has no price, floor plan or showflat yet, so a review today can only be a review of the land. HDB's tender result gives real numbers for the parcel. This piece reads them as a buyer would: what scale usually means for daily life in an estate, and what the numbers cannot tell you.
| Known | Not yet known | What to check |
|---|---|---|
| Site area 26,979.9 sq m, maximum GFA 56,658 sq m, 99-year lease, estimated 560 homes (actual may vary), maximum building height 61m SHD, awarded to Sim Lian Land Pte Ltd and Sim Lian Development Pte Ltd at S$484,000,000 on 20 January 2026. | Launch date, prices, unit mix and sizes, final unit count, number of blocks and storeys, facilities list, showflat dates, TOP date. | Developer-issued brochure and site plan once released: unit count, block layout, facilities, and how the units are split across sizes. Confirm the figures against HDB before you rely on them. |
| HDB describes 560 as an estimate of housing units for the site. | Whether the developer will build close to 560 or a different number. | The final number in the sales documents, not the tender estimate. |
| The 61m height is a maximum set for the tender. | How tall each block will actually be. | The approved plans and the block heights shown in the site plan. |
Every figure in the first row comes from HDB's final tender result (linked under sources); the project details page summarises them.
Strengths on paper
Scale is a documented fact, not a guess. A 26,979.9 sq m site with 56,658 sq m of maximum GFA is large. Dividing one by the other gives a gross plot ratio of roughly 2.1, which is our arithmetic on HDB's figures, not an HDB statement. It is an indicator of how much floor area the land can carry, not of how the homes will feel.
A larger estate can support more shared facilities (general consideration, not a project fact). Developers building several hundred homes can often spread the cost of a larger clubhouse, more pools or a wider range of facilities across more households. Whether Clovelle of Woodlands will do so has not been announced; the facilities list is not released.
A height cap gives a reference for the skyline (general consideration). HDB lists 61m SHD as the maximum building height. That is a ceiling for the tender, and it does not tell you how many storeys any block will have. It is useful mainly as a check later: compare the plans you are shown with this cap.
The land is already awarded. The tender was awarded on 20 January 2026, so the buyer is not waiting on a land-sale outcome. The open items are all on the project side: design, pricing and launch timing.
Open questions
- How many homes will there really be? The 560 figure is HDB's estimate and HDB notes the developer's number may vary. A different count changes density, lift ratios and facility crowding.
- How crowded will the facilities feel? More households share the same pool and clubhouse (general consideration). The ratio of facilities to units is something only the site plan can answer, and it has not been announced yet.
- How are the units split by size? The scale figures say nothing about mix. The floor plans page will carry layouts once the developer issues them; for now sizes have not been announced.
- What does a large estate mean for neighbours and noise? More neighbours means more movement, more visitors and more lift traffic (general consideration). Block orientation and the placement of facilities will matter more than the headline number.
- What is the maintenance picture? Management fees depend on the facilities and the final unit count. Neither exists yet, so any fee estimate would be a guess; the price page has not been announced for the same reason.
- Which phase will you see first? If the developer releases units in tranches, the first launch may show only a portion of the estate. This is unconfirmed.
Who it may suit
These are household profiles measured against HDB's EC eligibility rules, not a prediction of fit. Check your own household against HDB's rules before applying.
- Married couples and young families. HDB lists a married couple with children among the household types, and the applicant group must include at least one Singapore Citizen plus one other citizen or PR. A first-timer SC/SC household can qualify for a CPF Housing Grant of up to S$30,000 on a sliding income scale.
- Fiance and fiancee. Also a listed household type. A large estate with many neighbours may suit people who like an active community, but that is a preference, not a rule.
- Parents, siblings and the applicant. HDB allows an applicant to buy with parents and siblings, with at least one parent a citizen or PR if the applicant is unmarried, widowed or divorced. Larger households may find that the number of bedrooms matters more than the scale of the estate. Bedroom counts have not been announced.
- Two or more singles. Singles can apply jointly, up to four applicants, all Singapore Citizens and at least 35 years old. Shared estates with more facilities may appeal to a group, but this is a general consideration.
- HDB upgraders. Any household that owns an HDB flat must dispose of it within 6 months of key collection, which HDB states in its conditions after buying. The practical timing is covered in our upgrader and second-timer guide, and the earnings test in the income-ceiling article.
A household that wants a boutique, low-density feel may find a 560-home estate a poor match (general consideration). That is a fit question, not a flaw in the project.
Our verdict so far
If the final plans keep the unit count near HDB's estimate and the developer pairs it with a facilities list and unit mix that fit your household, the parcel's scale is a point in favour; if the numbers drift or the facilities are thin for the number of homes, the same scale becomes a reason to compare other options. Either way, the decision should wait for the brochure, site plan and price list, which have not been announced yet. Until then, the showflat page is where launch details will appear once they exist.
This article is a general discussion based on HDB's published tender figures. It is not financial advice or a recommendation to buy.
